Abstract:Urban built environment, especially a city with long history, both block structure and street space are constantly updated with the evolution of urban functions. As far as the blocks in cities concerned, their functional capacities, such as, commerce, traffic and life, as well as the type and size of the industrial functions, all corresponding to constitute influential factors to the continuous renewal and development of physical space, so that the street space presents a different appearance. Located in the southwest of core area of Beijing, Maliandao block, known as the ‘first tea street of China’, has a clear functional development venation in the tea industry, also, it casts distinct feature of the times on the physical space of the block. With the strategy of developing ‘four centers’ of the capital’s core area, Maliandao block is upgrading and transforming from the function of regiona gathering and trade of tea industry to the function of international exchange of tea culture. Based on the construction logic corresponding to ‘industrial transformation-space renewal’ of the block, the study on the value orientation of spatial renewal has become a precursor of planning and design, thus, to form a main line running through the planning and design, also, form the element combination rules of spatial renewal.
